NOTICE OF PUBLIC HEARINGS
NOTICE IS HEREBY GIVEN that the Town of Atlantic Beach Town Council will meet on Monday, May 24, 2021 at 6:00 pm online via Zoom and in the boardroom located in Atlantic Station at 1010 W Fort Macon Road, Unit 17. The public is invited to attend and participate. The purpose of the public hearings is to review, discuss and hear public comment, both oral and written, regarding the following agenda items:
ZTA-21-1 – Freeboard
This staff-initiated text amendment proposes the addition of one foot of freeboard.
ZTA-21-4 – Additions to Structures in the Floodplain
This citizen-requested text amendment proposes amendments to UDO Section 18.6.3.D.2 to allow additions to existing structures in the floodplain to match the floor level of the existing structure. The UDO currently requires an addition to meet requirements for new construction, which may be higher than the existing floor level.

NOTICE OF PUBLIC HEARING
In accordance with Section 159-11 of the NC General Statutes NOTICE IS HEREBY GIVEN that on Monday, May 24, 2021 at 6:00 p.m., the Atlantic Beach Town Council will conduct a public hearing to receive comments, both written and oral, regarding the proposed Town of Atlantic Beach FY2021-22 budget in the Meeting Room of the Town Hall, 1010 West Fort Macon Road – Unit 17, Atlantic Beach, NC. Due to social distancing requirements, seating will be limited in the Meeting Room and the meeting will also be displayed online via Zoom. Zoom login information to view the meeting and participate in the Public Hearing portion is available on the Town’s website.
The proposed FY2021-22 budget of $8,977,590 consists primarily of the General Fund ($7,315,065) and the Water Fund ($1,510,275). The proposed budget includes a 2 cent property tax increase, for a property tax rate of 20 cents per $100 assessed valuation.
Copies of the proposed budget have been submitted to the Town Council by the Town Manager in his duties as Budget Officer and placed on file in the Town Clerk’s office. A copy is available for public inspection at the front desk of Atlantic Beach Town Hall and HERE.

TOWN COUNCIL AND PLANNING BOARD
NOTICE OF PUBLIC HEARINGS
NOTICE IS HEREBY GIVEN that the Atlantic Beach Town Council and Planning Board will have a joint meeting on June 1, 2021 at 6:00pm for the purpose of joint discussion prior to conducting the Planning Board’s Public Hearing. The meeting will be held in the temporary boardroom at Atlantic Station, 1010 West Fort Macon Road, Unit 17. The meeting will be available for viewing online via Zoom but no virtual public comment will be taken. The log-in information will be made available on the Town’s website at www.atlanticbeach-nc.com. The public is invited to attend and participate. The purpose of the public hearing is to review, discuss and hear public comment, both oral and written, regarding the following agenda items:
Town Council and Planning Board Major Site Plan Concept Proposal Public Hearing
Town Council and Planning Board will hold a public hearing and discussion in review of a major site plan concept proposal for redevelopment of the former Showboat Motel site at 614/702/710 AB Causeway within the Commercial Corridor (COR) zoning district. This concept proposal includes 8 duplexes with septic systems, a playground, and updated docks/decking.
Planning Board Public Hearing – UDO Amendment
Planning Board will hold a public hearing and discussion on amendments to the Unified Development Ordinance in order to comply with updated NC General Statutes Chapter 160D. A recommendation will be made for Council to consider at their June 28th public hearing on this item.
